Developer Plans Condo Project with Short-Term Rentals in Miami's The Roads Area

ldg Ventures is set to develop Atelier Residences Miami, a condo project near The Roads neighborhood that caters to short-term rentals. The 10-story building at 1265 Coral Way will feature 148 units priced between $400,000 and $2 million, with a projected total sellout of $80 million. Led by CEO René Bello, the sales team includes DMT's Andrea Cuevas, Monica Veiga, Angela Foyo, and Moshe Kamahaji.

    Units will range from studios to three-bedrooms, spanning 360 to 1,500 square feet. Amenities include a pool, fitness center, spa facilities, and Caya, a wellness-focused private club offering IV therapy, hormone balancing, and massages. Gensler is designing the project, while Miami-based Pfeifer Haus will handle interiors.

    Groundbreaking is scheduled for next year, with completion expected in 2027. Bldg Ventures' CEO René Bello launched the company in 2020 after a career as an architect. The development site, owned by Carlos Alaimo's Delia Hospitality, was purchased for $4.5 million in 2015.

    Atelier Residences will be short-term rental-friendly, a trend popular among investors. Over half of South Florida's condo pipeline is approved for short-term rentals, driven by demand from foreign investors. Other developers are also capitalizing on this trend, including Ricardo Dunin and Juan Carlos Tassara with their Domus Brickell projects in Miami's Brickell neighborhood.
