The company positions itself as an AI infrastructure provider, a tempting narrative, yet its fundamentals raise questions. Morningstar notes that Fermi pays no dividend—a rarity among REITs. Analyst George Metrou pointed out that the firm also lacks tenants, revenue, and physical assets; it merely holds the right to construct an 11‑gigawatt data‑center complex in Texas. The project is being built on speculation, with no tenant commitments, so investors are left wondering what value a shell company can command.
