J
osh Flagg has just added a new jewel to his real‑estate empire, snapping up a brand‑new six‑bedroom home in East Hampton’s coveted Georgica enclave. The luxury broker and “Million Dollar Listing Los Angeles” star closed the deal in a single week, paying $8.45 million for the property and an extra $150,000 for furnishings—totaling $8.6 million. The house, originally listed at $10.85 million and later reduced to $9.15 million, sold just shy of its final asking price.

The 4,400‑square‑foot residence was designed by Brian Glasser, built by Phil Kaufman, and developed by Robert Zecher’s Vault Development Partners. It sits on a half‑acre lot and boasts 1,500 sq ft of covered terraces and balconies, a private pool, a pool house, and a garage. Inside, a dramatic great room features 38‑foot accordion glass doors that swing open onto a bluestone‑faced porch with a fireplace, an automated screen, and an outdoor kitchen. The chef’s kitchen and prep area flank an eat‑in nook, while a junior primary suite occupies the ground floor. The main bedroom on the second level has its own balcony, and the basement houses a rec room with built‑in wine storage, two guest rooms, and a laundry area.

Martha Gundersen and Paul Brennan of Douglas Elliman handled the listing. Before Flagg and his childhood friend, business partner Justin Gruenberg, signed the contract in early August, the home had been rented by Los Angeles producer David Zander—a co‑founder of MJZ and former owner of the famed Lasata estate, which he sold to Tom Ford for $52 million in 2023. Zander also purchased Rod Stewart’s former Los Angeles mansion for $57 million earlier this year.

Flagg intends to remodel the property to give it a more traditional feel and “soul,” according to sources. He recently vacationed in the South of France and had been renting in Sagaponack, where he hosted a birthday celebration attended by Candy Spelling. This purchase follows his Flagg Family Capital acquisition of retail space on Mercer Street in Soho, which closed last Christmas Eve.

Whether the new East Hampton home will serve as a personal residence or an investment remains unclear. Flagg has not yet commented on his plans.
