Danielle Hale, chief economist, says that after years of tight markets, fall now offers more options and seasonal trends favor buyers.
The analysis covered the 50 largest U.S. metros, finding that mid‑October is the average optimal period. While some areas may see better deals just before or after, the “best‑buy” week is ideal for exploring listings in cities like Houston, Los Angeles, Washington, D.C., Baltimore, Boulder, and Kansas City.
Why mid‑October? Inventory rises in early fall, giving buyers about 32.6 % more homes than at the start of the year. Demand drops roughly 30.6 % due to higher mortgage rates, so many properties stay on the market beyond two weeks, allowing buyers to negotiate. Prices during the best‑buy week are projected to be 3.4 % below seasonal highs, translating to potential savings of over $15,000 on a median‑priced home ($439,450).
Hale notes the market isn’t a full buyer’s market yet, but conditions are more balanced than in recent years, ending a cycle of scarce supply and fierce competition that pushed many out of the market.
