dgardo Defortuna and Shahab Karmely have teamed up with Alan Faena to launch a new luxury condo project on the Miami River. The joint venture partners are bringing a Faena-branded tower to the former One River Point site, which will be part of the planned Faena District along the river. This development is similar to the successful Faena District in Miami Beach, home to the ultra-luxury Faena House condo and other high-end amenities.
The 60-story, 440-unit project will feature a private park, wellness facilities, a marina, and public art, as well as a two-story amenity space on the sky bridge between its two towers. The sales team is expected to be in full force by Art Basel in December, one of Miami's biggest events.
Faena has previously developed branded residences, but this project marks a new trend where individuals are becoming brands themselves. This raises questions about how these projects will fare in a crowded market with thousands of branded condos. Other notable developments include the Jean-Georges Miami Tropic Residences, a 48-story tower planned for Midtown Miami.
In other news, Billy Joel sold his oceanfront mansion in Manalapan for $42.6 million to an unknown buyer. Integra Investments paid $55.5 million for Monaco Isles, a 317-unit apartment complex in West Palm Beach. A spec mansion in Southwest Ranches hit the market for $39.5 million, featuring 24,000 square feet of living space and numerous amenities.
A residents association settled with the developers of the Standard Miami Beach for $1.2 million, but the deal may have violated the city's ethics code. The United Teachers of Dade won its recertification vote to continue representing Miami-Dade teachers. Grammy Award-winning rapper Lil Durk was arrested in Florida as part of a federal case involving a murder-for-hire plot. A Burmese python ingested a 77-pound white-tailed deer in a Florida swamp, highlighting the snakes' ability to consume large prey.
