Former Mass. real estate broker arraigned on embezzlement, larceny

Success! Real Estate, Inc. served SE Massachusetts for decades before abruptly closing in 2024.

O
n Friday, 63‑year‑old Massachusetts broker Stephen Webster was arraigned on charges of fiduciary embezzlement, larceny over $1,200, witness intimidation and filing a false financial statement after his firm, Success! Real Estate, Inc., abruptly closed in December 2024. The shutdown left more than $1 million in client escrow funds unaccounted for and about $500 k in unpaid commissions. Webster faces $100 k cash bail and conditions that strip him of travel documents, require him to stay in Massachusetts, and mandate regular probation meetings. The Commonwealth sought $500 k bail. An investigation covering 2023‑24 uncovered bank records, ledgers and witness testimony indicating systematic financial misconduct. The sudden closure caught employees and clients off‑guard, leaving pending transactions and escrow obligations unresolved. Webster was arrested on Sept. 30 in Palm Beach County, Florida, and returned to Massachusetts for the arraignment. He is scheduled for a pre‑trial conference on Nov. 13.
