314-acre mixed-use development in southeast Austin is undergoing a major transformation, with developer Presidium rebranding the property as The Row. The project, previously known as Velocity, will feature thousands of homes, retail spaces, hotels, and 100 acres of green space. The new name reflects Presidium's broader efforts to revitalize the area.
The first phase, Del Via, is already underway with a 307-unit apartment complex. Next year, construction will begin on the retail district, including a 6,250-square-foot restaurant and 22,000 square feet of retail space. Future phases will add more retail space, an AC Hotel by Marriott, and two multifamily projects.
Presidium is partnering with PentaGrowth Capital to develop the retail portion, while Retail Street Advisors is handling leasing and Chioco Design is designing the upcoming retail district. The project's civil engineer is KFM Engineering & Design.
The rebranding comes as southeast Austin experiences significant growth, driven by new residential projects like the Preakness Apartments and a 328-unit affordable housing development at Ross Road. The area is also seeing industrial transformations due to its proximity to Tesla's gigafactory and other major developments.
