ilbert, AZ – Residents are raising concerns about soaring water bills, a problem that has spilled over into the local real‑estate market. Many homeowners report that their charges have jumped dramatically after successive rate hikes and persistent meter malfunctions. Some are now tracking usage themselves to verify readings.
Real‑estate agents note a noticeable shift. Dave Rosenfeld, who sells many homes in the valley, says water costs have become a headline issue. “We’re seeing a lot of people staring at their bills,” he says. Ann Schude, another agent, describes the market as still balanced, with homes staying on the market about 90 days, but she recently encountered a buyer who demanded a full year of Gilbert water statements. “It’s a huge sticker shock,” Schude notes. “I can see why someone would be turned off.”
Rosenfeld adds that the rising costs are prompting some residents to consider leaving town altogether. “People are weighing whether to stay or move,” he says.
The Town of Gilbert responded to Arizona Family with a statement: the community remains desirable, evidenced by 1,003 new utility accounts set up last month. While regional home sales are down, Gilbert still ranks high among nearby cities. The town acknowledges the rate increases and explains they are necessary to maintain aging infrastructure and ensure a reliable water supply. It is hosting listening sessions and commissioning a third‑party audit of meters and AMI systems. For updates, visit gilbertaz.gov/UtilityUpdates.
