Glendale to get MG Business Park: Mangat Group’s condo complex, construction starts next year, units 1,440+ sqft.

lendale will soon host MG Business Park, a Mangat Group project featuring small‑bay industrial condominiums. Construction is slated to start early next year at the southeast corner of Glendale Avenue and New River Road. Units will range from 1,440 to 14,700 square feet, with a total of 36 spaces across five buildings covering more than 84,000 square feet on an 8.5‑acre parcel that is part of Mangat’s 17‑acre holding. The development follows the abandonment of the earlier MG Storage Condos concept, which had aimed to house luxury vehicles. Founder Tony Mangat said the new park better serves the local market. Pre‑sales are now open, priced between $325 and $350 per square foot, offering shell or spec office configurations for manufacturing, warehousing, and distribution tenants. Listings are handled by Brett Ranta and Jordan Tennant of Orion Investment Real Estate in Scottsdale. The adjacent 9 acres may be developed later, though plans are still vague. Construction is expected to begin at the end of March, with occupancy by year‑end.
