    The allure of a Jack Nicklaus‑designed layout is not just a rhetorical flourish—developers in Los Cabos know that a daily round on such a course can command premium prices. A 2017 study of over 10,000 real‑estate transactions in Florida Atlantic University’s research found that properties adjacent to a golf course enjoy an 8‑12 % increase in value, and the presence of a championship‑grade course often serves as a decisive selling point for prospective buyers.

    Since the early 1990s, when real‑estate magnate Don Koll hired Nicklaus to design a course for Hotel Palmilla (now One & Only Palmilla), the region has grown to 18 operating courses and at least three more under development.     **Quivira**

    Opened in 2014, Quivira remains a flagship Nicklaus course. Although a second course has not been announced, sales remain robust. Private residences at St. Regis and Montecristo start at $1 million, while four‑ and five‑bedroom homes at Coronado are listed between $2.2 and $6.9 million.

    **Oleada**
