erenity Farm, a 109‑acre property on Maidens Road, sold on Nov. 25 for $2.35 million—$250,000 below its mid‑2024 listing of $2.6 million. The estate features a salt‑water pool, a golf‑style hole with sand traps, a 2‑acre pond, flagstone terraces, a detached studio with a retractable pergola, a chicken coop, and a 4,100‑sq‑ft French‑Château‑style home built in 1996. The house offers four bedrooms, three bathrooms, a marble fireplace, double ovens, and a built‑in library.
Seller Gail Courville, who acquired the land in 2014 for $1.47 million, had owned the property for a decade. County records show a 2024 assessment of $2.3 million. The listing was handled by Dare Tulloch of Long & Foster, who noted that a prior offer from an out‑of‑state buyer fell through.
The buyer is an LLC linked to Wonderview Homes, the custom‑builder firm of David and Kristina Jinnett. Earlier this year the Jinnett couple sought to rezone the acreage for a subdivision of 23 homes, each on a 2‑acre lot. The Goochland Planning Commission recommended denial in July, and the Board of Supervisors rejected the request 3‑2 on Oct. 7, citing road capacity concerns. Despite the setback, the Jinnettts still intend to develop the site and plan to reside in the new subdivision. Tulloch confirmed that the developers’ rural‑preservation vision—preserving the majority of the 109 acres while adding 23 homes—remained intact.
Courville has since moved to Henrico. Tulloch expressed disappointment that the subdivision plan was turned down, noting that the proposal met Goochland’s long‑term planning goals and included road improvements requested by residents.
