Greenville ENC Alliance Unveils 2025 Real Estate Study

Eastern Carolina organization releases fruits of its research.

G
reenville ENC Alliance has unveiled its 2025 Real Estate: Housing report, part of the intelligENCe: Economic Insight and Trends series. The study pulls data from the Greenville‑Pitt County area, statewide and national figures.

Josh Lewis, president and CEO, notes the alliance’s role in benchmarking local trends against state and national patterns. “Affordability varies by individual, but compared to many fast‑growing North Carolina regions, Greenville and Pitt County offer a highly attractive housing market,” he said.

    Key findings:

    - The Greenville MSA has rebounded, entering a new decade of robust population and job growth after a period of stagnation.

    - Housing supply has expanded, with nearly 5,000 new permits issued in the past four years—enough to house roughly 11,000 residents based on average household size.

    - The area sustains affordability amid growth by keeping a healthy flow of new residential options.

    - Relative to other North Carolina MSAs, Greenville ranks as the most affordable market experiencing growth.
