reystar Real Estate Partners has broken ground on a two-building student housing development in North Andover, Massachusetts. This Public-Private Partnership project will add 540 new beds to Merrimack's campus at the intersection of Route 114 and Andover Street.
Upon completion in Fall 2026, the two four-story residence halls designed by Cube 3 will offer traditional-style and suite-style units with en-suite living rooms and bathrooms. The first building will feature 351 beds, while the second will have 189 beds. Both buildings will create new living options for first- and second-year undergraduate students.
Greystar's Senior Managing Director of Development, Gary Kerr, stated that they are proud to support Merrimack College with new on-campus living options. The development aims to foster learning and growth among students by providing attractive housing that encourages communal living.
Merrimack College has seen increases in enrollment and demand for on-campus housing options, making the creation of these new residence halls crucial. The design plans ensure a seamless integration with the rest of the campus, preserving important gateways such as the front of the church and the Statue of Christ the Teacher.
The project's funding was raised from tax-exempt bonds underwritten by Stifel and issued by MassDevelopment. An affiliate of Collegiate Housing Foundation will own the assets through a long-term land lease with Merrimack College, providing residents with access to amenities such as a fitness center, in-building laundry, and communal spaces.
Merrimack's president, Dr. Christpher E. Hopey, expressed pride in partnering with Greystar to enhance the residential experience for students. The modern living environment is essential for achieving enrollment and retention goals, allowing students to succeed and thrive on campus.
