TI Fabrication has leased a 530,300-square-foot building in Goodyear, Arizona, to manufacture battery casings. The Buffalo-based company will occupy the facility at Lakin Park, near Cotton Lane and MC 85, as part of its expansion into the Phoenix area. Financial terms of the six-year lease were not disclosed.
GTI's presence in Phoenix is growing, with the company already operating an 80,000-square-foot building for battery energy storage systems through GTI Energy LLC. The region has attracted several major clean energy players, including LG Energy Solution and KORE Power, as well as electric vehicle makers and numerous energy storage projects.
The Lakin Park facility was chosen due to its existing power and air conditioning infrastructure, immediate availability, and proximity to the West Coast shipping routes. This marks the second lease at the industrial park, which will eventually span 4.5 million square feet when complete.
Despite a slowdown in large industrial leases across greater Phoenix in the third quarter, GTI's move highlights the region's growing demand for clean energy infrastructure. The area's industrial vacancy rate stands at 12 percent, with net absorption totaling 3 million square feet year-to-date.
