wo Roads Development is now a 50-50 partner with Harvey Hernandez's Newgard Development Group on the One Brickell Riverfront project along the Miami River. The three-tower development, valued at $1.5 billion, includes a 44-story condo building called Lofty Brickell, which has recently begun construction. Two Roads bought into the company developing the site and declined to disclose how much they paid.
Collaborations between developers have become more common in recent years as construction costs and interest rates rise. Hernandez said he and Two Roads share the same vision for One Brickell Riverfront. "These partnerships are almost like marriage," he noted, adding that an opportunity arose for Two Roads to join Newgard on the project.
Construction recently began on Lofty Brickell, a 363-unit condo building with 40,000 square feet of amenities. The building is 94% presold, and Avra Estiatorio will open its second South Florida restaurant there. A second branded condo tower will be completed by the third quarter of 2026.
Two Roads also has other projects in the works, including Edition Residences in Miami's Edgewater, which faces uncertainty due to a court ruling over the condo termination of Biscayne 21. The firm is seeking a rehearing and plans to take the issue to the Florida Supreme Court if necessary.
