he Healdsburg market is experiencing a surge with nearly 90 homes available this month, a 42% increase from last year's levels. Sonoma County as a whole had 744 single-family homes left for sale in November, an 18% rise from the same period in 2023.
According to BARIES MLS data, new listings dropped to 189, a 9% decrease from 2023 and a new all-time low. However, buyers snapped up 263 new deals, a 12% increase from last year. Completed sales reached 282, a 20% jump from the same period in 2023.
The market's pace can be measured by its months' supply of inventory (MSI), which has stabilized at 2.6 after interest rates were reduced. This reading indicates a seller-favorable market, with prices likely to rise in 2025.
Sonoma Valley reported 112 homes for sale as November concluded, a 17% increase from last year. The region saw just 13 new listings added during the month, while buyers accepted contracts on 25 more properties, a 24% increase from last year's demand levels.
Healdsburg witnessed 18 new listings debut in the market last month, a 100% increase from last year. Buyers absorbed 12 homes in new deals while sellers closed out another 14 transactions, leaving this submarket with 88 homes for presentation to buyers in December.
Petaluma remains robust with activity as sellers continue to hold the greatest influence. The city saw only 18 new listings introduced in November, leaving available inventory at 62 homes by month's end. Home seekers latched onto 40 new deals in the period while sellers closed out another 44 purchases, pressuring MSI even tighter.
Sebastopol wrapped up the period with 36 available homes for buyers to consider, including 15 new offerings from property holders in November. Home shoppers placed 21 more abodes into contract while sellers completed 19 sales, allowing MSI to slip further into a tightening mode.
As we enter peak holiday season distraction levels, trends point to a Sonoma County real estate market that should bring more demand from buyers and seller participation in 2025, potentially leading to an upward turn in sales volume.
