Historic Albina Landmark Hits Market for $2.3M

Historic brick building renovated while preserving its original character.

he historic Rinehart Building, a 1910 structure in North Portland's Albina neighborhood, is for sale along with a 2014 duplex on the same corner lot. The mixed-use building at 3037-3041 N. Williams Ave. offers 11,157 square feet of commercial and residential space, said listing broker Marissa Lee of Commercial Real Estate Northwest. Carefully renovated to retain its historical character a decade ago, the two-story building features beige-colored brick with contrasting details in cream-colored brick and painted concrete.

    The Rinehart Building has two office and retail suites on the sidewalk level, each with large transoms over storefront windows. The top floor contains five one-bedroom apartments, while the basement is used for storage. The adjacent 2,205-square-foot Monroe Building duplex, built in 2014 at 18-20 N. Monroe St., features a one-bedroom apartment and a two-bedroom apartment under a rooftop terrace.

    "This fully occupied mixed-use building and bonus building make an incredible investment opportunity," Lee said.     The property's history is significant, having once been visible to electric streetcar passengers. Today, it's within walking distance of Dawson Park, restaurants, grocery stores, and retail, with almost 8,000 cars and thousands of bikes passing by on North Williams Avenue daily.

    Historians consider the Rinehart Building one of the last remaining structures from Portland's historic Albina neighborhood, which was once home to four out of five Black Portlanders. The building has been listed in the National Register of Historic Places since its construction in 1910 and has played a significant role in the city's social and cultural fabric.

    Over its 115-year history, the Rinehart Building has housed various enterprises, including a confectionery manufacturing space and a butcher's shop. It's most notable for being the location of the Cleo-Lillian Social Club, an important social and entertainment venue that also served as a community activism hub and charitable organization.
