yundai America Technical Center has secured a 91,600-square-foot distribution warehouse in Irvine, which is set to open in the coming months. The South Korea-based Hyundai Motor Group unit pre-leased the industrial building at LogistiCenter at Irvine II, located at 2 Sterling, according to Los Angeles Business First. Dermody Properties, the developer behind the project, declined to disclose the terms of the deal.
CBRE brokers Ross Bourne, Keith Black, and Nick Spatafore represented Dermody in the lease. The Class A warehouse features 8,200 square feet of mezzanine offices, a 36-foot clear height, and 75 parking stalls. It also boasts an advanced fire sprinkler system and is on track to receive LEED certification.
The quick leasing of LogistiCenter at Irvine II highlights strong demand for modern industrial facilities in prime locations. The nearby Irvine Spectrum industrial market had a vacancy rate of just 0.7% at the end of last year, according to CBRE. Hyundai America Technical Center, founded in 1986 in Ann Arbor, Michigan, is the North American research arm of Hyundai Motor Group and will likely move into the new warehouse once it opens.
