Iconic NYC landmark secures prominent tenant for Ladies' Mile revival

Burlington Coat Factory doubles space in historic 1896 cast-iron building at 620 Sixth Avenue.

urlington Coat Factory is doubling its presence in the Ladies' Mile shopping corridor by moving to 620 Sixth Ave., a historic cast-iron building that's been revitalized after the pandemic left it half-empty. The clothier signed a 12-year lease for nearly 80,000 square feet, expanding its space from 40,000 square feet at nearby 695 Sixth Ave.

    The move is a significant coup for joint venture owners RXR Realty and Hudson Bay Capital, who recapitalized the building with a $320 million loan last year. The partners have successfully repositioned the property after it was left vacant by bankrupt Bed Bath and Beyond, with nearly all of its 500,000 square feet of office and retail space now leased.

    "We had to reposition the whole building," said RXR managing director Bill Elder, "but we've been able to attract a range of tenants, including tech firm Palantir and mobile banking app Current." The asking rent for Burlington was $100 per square foot for mid-building space and $175 per square foot for the two corners.

    T.J. Maxx and Marshalls have also renewed their leases in the building, while other retailers like Trader Joe's, Container Store, and Old Navy continue to thrive in the Ladies' Mile historic district. Vacancies are mostly in small spaces, and sources suggest that the space Burlington will leave behind won't be put on the market.

    Meanwhile, the National Museum of Mathematics has leased over 34,000 square feet at 635 Sixth Ave., nearly twice as large as its original space. The deal is a combination of a direct lease with landlord Spear Street Capital and a sublease from former tenant Lowe's.
