olliers International Group Inc has released its 2025 Global Investor Outlook, a comprehensive report on commercial real estate investment trends based on expert insights and research data. The outlook reveals renewed investor optimism as the market moves past an inflection point after two years of muted transactions.
A new market environment is expected to emerge, characterized by increased diversity in asset classes and investors. However, uncertainties remain, including potential inflation resurgence, inventory shortages, and regulatory complexities. Despite lingering geopolitical tensions, recent elections have provided clarity on policies, prompting a prudent approach to 2025 investments.
"We're seeing positive momentum with stronger sentiment growing as asset values stabilize," said Luke Dawson, Head of Global Capital Markets for Colliers. "Stronger fundraising will take time to flow through into deal volumes, but it's a strong indicator that more activity is coming."
Interest in all asset classes remains broad, although preferences are shifting. Underlying fundamentals are improving across sectors, with prime urban office assets attracting renewed interest and secondary assets witnessing value-add strategies for redevelopment and renovation. Industrial and logistics assets continue to be a major investment theme, driven by demand for solid sustainability credentials and modern features.
Investors are also exploring hotels and shopping centers in strategic locations, while alternatives like cold storage and senior housing face intense competition due to scarcity of investible product. Data centers are in high demand due to the artificial intelligence boom, but energy needs are running into supply and planning constraints in some markets.
