JLL Lands Equity for Student Housing Projects in Tennessee and North Carolina

JLL Capital Markets Arranges Joint Venture Equity for Two Student Housing Communities.

n a strategic move to capitalize on the surging demand for high-quality student housing, JLL Capital Markets has secured joint venture equity for two cutting-edge developments: Signature on Varsity and Signature on Grand. Situated in Raleigh, North Carolina, and Knoxville, Tennessee, these properties will cater to the rapidly growing student populations at North Carolina State University and the University of Tennessee.

    Signature on Varsity, a 221-unit community located adjacent to NC State's main campus, boasts studios to five-bedroom units averaging 1,166 square feet. Its prime location within walking distance of the university's Innovation District positions it to capture the growing enrollment trend, which has seen over 3,000 new students since 2015.

    In Knoxville, Signature on Grand will offer 158 units with 528 beds, situated just blocks from the University of Tennessee campus. Featuring studios to five-bedroom floor plans averaging 1,101 square feet, this property is strategically positioned near Cumberland Ave., providing easy access to dining, shopping, and entertainment options. The university's student population has increased by approximately 10,000 students since 2019.

    Both properties are slated for completion in 2027, with the JLL Capital Markets team led by Managing Directors Teddy Leatherman and Scott Clifton, Senior Director Jayme Nelson, and Director Kevin Kazlow.
