iami-Dade County's condo market saw a decline in sales, dollar volume, and price per square foot last week. The top sale was an $8.4 million closing at Oceana Key Biscayne, where unit 1002S sold for $2,500 per square foot after 134 days on the market. Giulietta Ulloa of Berkshire Hathaway HomeServices EWM Realty represented both the buyer and seller.
Brokers closed 120 condo sales totaling $78.8 million from September 22nd to 29th, a decrease from the previous week's 134 sales worth $93.8 million. The average price per square foot fell to $475 from $503, according to Redfin data. Unit UPH3 at Gran Paraiso in Miami's Edgewater was the second-highest sale at $4.5 million or about $1,300 per square foot.
The top 10 sales ranged from $1.6 million to $8.4 million. The least expensive sale was a unit at Williams Island in Aventura for $1.6 million or $371 per square foot. Oceana Key Biscayne had the highest price per square foot at $2,504 per square foot, while Williams Island had the lowest at $371 per square foot.
