ancaster County’s November housing market, released by the Association of REALTORS and sourced from Bright MLS, shows a mixed picture. New listings fell to 384, a 25.9% drop from October’s 518 and a slight 0.8% rise over the 381 seen in November 2024. Pending contracts slipped to 411, down 16.3% from October’s 491 and unchanged from the same month last year. Closed sales totaled 426, 5.5% lower than October’s 551 but 10.1% higher than the 387 closed in November 2023. The median sale price held steady at $350,000, matching October and up 2.9% from last year’s $340,000. President Michael Julian noted that while listings and pendings declined, sales volume and median price grew year‑over‑year. Active inventory and sold‑to‑list ratios improved versus November 2024, and days on market shortened, underscoring a resilient market with steady year‑to‑date growth.
