XR has secured one of the year's largest Manhattan office leases ahead of the holiday season. Ropes & Gray will occupy 430,000 square feet at Scott Rechler's firm's 1285 Sixth Avenue, a significant expansion from its current space at Ivanhoe Cambridge's 1211 Sixth Avenue. The law firm currently occupies 300,000 square feet at 1211 Sixth and will add over 100,000 square feet in the move.
The lease is a coup for RXR, which is believed to have locked in Ropes & Gray for 15-20 years. Cushman & Wakefield's Mark Weiss and Newmark's Moshe Sukenik represented the tenant, while RXR was represented in-house by Bill Elder. The asking rent for the deal wasn't immediately available.
The building, which has a total of 1.6 million square feet, is fully leased, according to CoStar. Other notable tenants include UBS and Omnicon Group. The lease comes as a hopeful moment for office landlords across the city, particularly after Ropes & Gray's current landlord, Ivanhoe Cambridge, will need to fill a large space when the law firm relocates in 2027.
