he Silverwood master-planned community in Hesperia is set to break ground this fall, with five homebuilders expected to start constructing 646 homes. The development spans 9,336 acres and will eventually feature 15,663 homes, nearly 5,000 acres of parks and open space, and 700,000 square feet of shops, restaurants, or offices. Sales are anticipated to begin this spring.
To make the community attractive to potential buyers, developers are focusing on affordability. Pricing for the first single-family homes will range from the mid-$400,000s to $700,000s. John Ohanian, general manager of Silverwood, notes that some people can no longer afford homes in Ontario due to soaring costs.
The initial phase will feature traditional SoCal lot sizes of 5,000 to 7,000 square feet, with some luxury offerings on larger lots up to 18,000 square feet. Homeowners fees will be $157 a month and include high-speed internet. The developers aim to sell 300 homes next year, increasing to 700 per year thereafter.
The five homebuilders involved in the project plan to build varying numbers of homes, ranging from 74 to 183 units, with lot sizes up to 3,539 square feet.
