MH Properties Inc., a New Jersey-based public equity real estate investment trust, has expanded its presence in Maryland through the acquisition of two manufactured home communities. The company purchased Maybelle Manor and Conowingo Court for $14.625 million, adding 191 developed homesites to its portfolio.
The properties, situated on approximately 82 acres, are located near UMH's existing community, Cinnamon Woods in Cecil County. According to President and CEO Sam Landy, the acquisition will create operational efficiencies, leading to higher returns.
Maybelle Manor features 49 modern, multisection homes, while Conowingo Court is a "value-add community" with 142 sites that UMH plans to revitalize through its typical business plan. This approach aims to increase occupancy rates and property value over time.
The acquisition marks the fourth community purchased by UMH this year, bringing the total number of acquired sites to 457 for $39.2 million. Landy notes that the company continues to evaluate new opportunities and anticipates a growing pipeline of acquisitions throughout the remainder of the year.
