rooklyn's luxury market saw a surge in high-end deals, with the top contract being a restored Park Slope townhouse that sold for more than double its original price. The six-bedroom, seven-bathroom home at 98 6th Avenue had an asking price of $8 million and was listed by Brown Harris Stevens' Ari Harkov, Kerrie Lynch, and Warner Lewis.
The property, built in 1921, features two rooftop decks, an elevator, and four garages. It last sold for $3.3 million in 2013 as a 21-room multifamily. The second priciest contract went to a resale condo at 1 Prospect Park West, unit 3A, which had an asking price of $6.6 million.
The nine-story building, converted from a former senior facility into condos by Sugar Hill Capital Partners in 2016, features an attended lobby and library, rooftop gardens, and a fitness studio. Workstead designed the unit, which spans 2,600 square feet with four bedrooms and three bathrooms.
Last week, 21 homes - 12 condos and eight townhouses - went into contract asking at least $2 million in Brooklyn for a total contract volume of $72 million. This performance nearly matched that of the same week last year, but still fell short of the pandemic-era boom in 2021 when 26 homes entered contract with a total volume of $95 million.
The average price per square foot was $1,481 and contracts lasted an average of 126 days on the market.
