yra Caridad Garcia and Maelia Davis, childhood friends who later became roommates at Texas State University, have turned their diverse backgrounds into a successful real estate partnership. Their company, M2 Property Group, has over $60 million in listings across central and southern Texas.

Garcia's background in economic development and Davis' experience in network sales and home flipping laid the groundwork for their entry into real estate. After encouraging each other to make the career change, they co-founded M2 Property Group in 2018. The duo currently operates in a region with abundant inventory, a young demographic, and regional growth, making it an attractive market for investment and regular buyers.

The Rio Grande Valley and Houston are particularly ideal due to their low acquisition costs and continuous pipeline of demand for multifamily and single-family residential properties. However, the biggest challenge is getting on investors' radar amidst larger markets in the state. Economic drivers such as the University of Texas at Rio Grande Valley and a burgeoning commercial and industrial sector are drawing attention to the region.

Despite high mortgage rates, Davis believes that buyers hold the cards due to the current inventory levels. She advises new agents to plan ahead, save money, and join a team for on-the-ground mentorship and experience. With over $60 million in listings, including 1,000+ acres near the Mexico border, M2 Property Group is poised for continued growth in the Texas real estate market.
