Manalapan's small population, stunning views, and affluent residents make it an attractive alternative to Palm Beach. Recent high-profile real estate deals have further solidified its reputation as a desirable destination. Larry Ellison's $173 million Gemini Mansion and Sean Hannity's $23.5 million home are just two examples of the luxurious properties that have been purchased in Manalapan.
Entrepreneur Anthony Marlowe, who bought an estate for approximately $16 million, believes that Manalapan is on its way to surpassing Palm Beach's cachet. "I truly believe this is the new Golden Age of Manalapan," he says. "The great Sean Hannity buying here has brought the Posh Patriot demand in Manalapan clearly to the forefront."
One reason for Manalapan's growing appeal is its scarcity of prime real estate, which has led buyers to look beyond Palm Beach's borders. As Nick Malinosky of The Exclusive Group at Douglas Elliman notes, "The lack of commercial development in Manalapan ensures a quiet, residential atmosphere—something that's become a rarity in South Florida's luxury enclaves."
Manalapan offers a more secluded and exclusive experience compared to Palm Beach, with larger estates featuring sweeping waterfront views and access. The town's private beaches, deep-water docks, and sprawling compounds are highly attractive to discerning buyers.
With its population of approximately 420 people, Manalapan is not a tourist hot spot like Palm Beach. However, residents have easy access to essential conveniences like a supermarket and a few shops and restaurants. For the very wealthy, Manalapan seems to check every box: security, privacy, and space are all priorities that the town delivers.
As one of the most expensive homes in America, 1960 South Ocean Drive Manalapan, recently hit the market at $285 million, sparking speculation that Manalapan is no longer a hidden gem. According to Luxury Home Specialist Madison Collum, "One could argue that this is a new era for Manalapan, with many older estates being replaced by new magnificent homes."
