arcus & Millichap has completed the sale of three net-leased properties anchored by Town Fair Tire in Massachusetts and New Hampshire, fetching a total price of $7,955,360. According to Alex Quinn, senior associate at Marcus & Millichap, these types of investments continue to attract private investors seeking long-term growth through stable cash flow.
The sale sets a benchmark for single-tenant retail assets with features like zero landlord responsibilities and long-term leases with rent increases backed by corporate guarantees. Jim Koury and Quinn represented the seller, Orion Buying Corp., while Colliers' Robert Rohrer Jr. represented the buyer in Nashua. Ryan Wilmer of Marcus & Millichap's San Francisco office introduced the buyers for the Billerica and Brockton locations.
