major milestone in addressing Martha's Vineyard's housing crisis was marked with the groundbreaking of Tackenash Knoll, a new development that will bring 60 affordable and workforce rental homes to Oak Bluffs. Led by Island Housing Trust (IHT) and Affirmative Investments, Inc., in partnership with the Town of Oak Bluffs, this project represents the largest year-round affordable housing initiative in the island's history.
"This groundbreaking marks a transformative moment for working families on Martha's Vineyard," said Philippe Jordi, CEO of IHT. "With over 1,000 islanders experiencing housing insecurity, Tackenash Knoll offers hope and stability through sustainable, community-focused homes."
Tackenash Knoll is supported by a robust financing package, including $11 million from MassHousing, $27.3 million in Low-Income Housing Tax Credits, and $6 million from the Executive Office of Housing and Livable Communities.
Located on 7.8 acres of town-owned land, the development will feature 12 residential buildings, a community building, and walking paths connecting to nearby open spaces. The housing mix includes one-bedroom, two-bedroom, and three-bedroom apartments, built to resemble the surrounding area's architectural character.
Designed for sustainability and affordability, Tackenash Knoll is being built to Passive House standards and will be 100% electric, with rooftop solar panels expected to offset all energy needs. Of the 60 units, 8 will serve households earning up to 30% of AMI, while 27 units will be available for households up to 60% of AMI.

Construction is now underway, with completion expected in phases over the coming months. Tackenash Knoll promises to be a lifeline for year-round residents struggling to remain on Martha's Vineyard.
The project team includes Island Housing Trust & Affirmative Investments, Inc., Dellbrook | JKS as general contractor, Union Studio as architect, and The Community Builders as property manager.
