Medway, Franklin Experience Surge in Home Sales for 2024

Statewide, median single-family home prices rose 3.1% year-over-year.

he Massachusetts median single-family home price reached $687,500 in June 2025, a 3.1% increase from the same period last year, according to The Warren Group's latest report. Single-family home sales also rose by 5.5%, with 4,706 transactions in June compared to 4,459 in June 2024.

    Condominium sales showed a more modest growth, with 19,065 transactions in the first six months of 2025, a 3% increase from the same period last year. The median sale price for condos rose by 4.1% to $620,000 over the same period.

    Cassidy Norton, associate publisher and media relations director at The Warren Group, noted that despite an increase in inventory in some markets, median prices continue to rise, indicating no relief on prices. However, she expects the overall median price to drop month-over-month but not year-over-year as we move into the latter half of the year.

    Condominium sales in June 2025 reached 2,056, a 6.1% increase from the same period last year. The median condo sale price dropped by 0.3% to $568,250, a reduction of $1,750 compared to June 2024. However, Norton pointed out that this drop is statistically insignificant.

    The year-to-date median sale price for condos increased by 0.9% to $545,000 in the first six months of 2025, a 4.7% increase from the same period last year. Norton noted that while the condo market's price growth is more contained than the single-family market, it's still good news for buyers with flexibility in their choices.
