    Maguire's work as a Director at MIT Investment Company had a significant impact on the commercial real estate landscape in Kendall Square. He played a key role in acquiring and redeveloping properties near the MIT campus, including Technology Square and Binney Street, transforming approximately 3 million square feet of space into biotech labs, offices, apartments, and retail.

    At Alexandria Real Estate Equities, Maguire focused on developing over one million square feet of commercial office, lab, and residential buildings at the northern edge of Kendall Square. He also prioritized sustainability initiatives in his projects, incorporating state-of-the-art energy conservation components and collaborating with city staff to develop the Cambridge Building Energy Use Disclosure Ordinance.

    Throughout his nearly 40-year career in Kendall Square, Maguire built relationships with city officials, business owners, and residents, becoming a beloved advocate for quality development. His legacy continues to inspire those he has mentored along the way.
