G Developer is expanding its portfolio with a new mixed-use project in Doral, Florida. The company has partnered with Ernesto de Luca, owner of a printing company in Doral, to develop Doral Parc, a complex of three buildings featuring 552 apartments, approximately 23,000 square feet of ground-floor retail space, and two garages. The city of Doral has approved this project, which will be part of the Midtown Doral master-planned community.

    The development site, spanning 7.2 acres, is expected to be purchased by MG Developer and de Luca from entities managed by de Luca and two of his relatives. The groundbreaking is planned for next year.

    The first two phases of Midtown Doral were developed by Century Homebuilders Group, Mattoni Group, and Conconcreto, consisting of four buildings with a combined 734 apartments and 58,000 square feet of retail space. The third phase will be developed jointly by MG Developer and de Luca, featuring an eight-story building with 408 apartments and 27,546 square feet of commercial space.

    Doral Parc, designed by Doral-based Pascual Perez Kiliddjian & Starr, will feature a mix of one-, two-, and three-bedroom apartments across three 10-story buildings. The project is led by Alirio Torrealba and Diego Torrealba, who have built six boutique condominium and townhome projects in Coral Gables.

    In addition to Doral Parc, MG Developer has several other projects in various stages of development in different areas. In February, MG submitted a site plan application to Miami-Dade County for Coral Key, an 11-story building with 258 apartments and ground-floor retail in Princeton. In January, MG paid a combined $16.3 million for 1.8 acres in Hialeah to complete an assemblage where the firm is planning Metro Parc South, a 10-story building with 347 apartments. MG and partner Baron Property Group are also developing Metro Parc North, another 10-story building with a combined 1,179 apartments in Hialeah.
