iami’s September home market outperformed the previous year in every segment, per data from the MIAMI Association of Realtors® and the MIAMI Southeast Florida MLS. Total sales rose 5%, with single‑family homes up 7% (865 units) and condos up 2% (904 units). Dollar volume climbed 11% and transactions over $1 million jumped 20%. Affordable condos (≤$250k) surged 30.3%, adding 159 units. Eddie Blanco, MIAMI Chairman, said rising demand and falling mortgage rates are pulling buyers off the sidelines. Condo listings have fallen for five straight months, tightening supply and pushing prices higher, reinforcing South Florida’s long‑term appeal and value trajectory.
