'm Erwin Jacob Miciano, a 27-year-old real-estate investor and co-owner of Semi Homes in South El Monte, California. I'm dedicated to my family, committed to my business, and passionate about helping homeowners avoid foreclosure. My wife, Theressa, is also my business partner.
After graduating from high school in 2015, I joined the Navy to support my family abroad in the Philippines and my mom and brother in the US. I served as a mass-communication specialist for five years, stationed in Japan and San Diego, where I covered COVID-19 and was deployed with the USNS Mercy.
In 2021, I left the military to pursue real estate full-time, using the skills I developed during my Navy career, such as writing press releases and aerial photography. My wife and I met while serving in the Navy, and we got married after a year of dating. We discovered our first child was on the way soon after, which motivated us to become first-time homebuyers.
We used VA loans to buy a triplex in San Diego, where we lived in one unit and rented out the others to offset our mortgage. This strategy, known as house hacking, allowed us to reduce our housing costs and generate rental income. We later moved into my mom's house in the San Gabriel Valley, and the triplex became a fully rental property generating $1,500 to $2,000 monthly profit.
Today, Semi Homes helps homeowners sell their properties or avoid foreclosure by providing direct-to-seller transactions and marketing strategies. My day-to-day work involves meeting with clients, guiding them through the process, and building our online presence. I'm focused on spreading the word that foreclosing is not the only option for struggling homeowners.
