Monmouth County Home Prices: December 2024 Market Update

ew data from Realtor.com reveals that home sale prices in Monmouth County, New Jersey, declined in December compared to the previous month. The median home price dropped 1.9% to $666,990, down from November's median of $680,000. This decrease is a contrast to the same period last year, when prices rose 11.2% from $600,000.

    Breaking down the numbers by property type, single-family homes saw a 1.8% decline in median price to $699,500, while condominiums and townhomes experienced a 10.9% drop to $450,000. However, both types of properties showed significant year-over-year gains, with single-family homes up 8.5% and condominiums/townhomes up 11.1%.

    Monmouth County recorded 688 home sales in December, a 9.9% increase from the same period last year. The total value of these sales reached $593.1 million.

    Statewide in New Jersey, median home prices decreased by 0.2% to $509,857, while the number of recorded sales rose by 13.5%. The total value of residential home sales across the state increased by 9.5% to $5.6 billion.

    Notably, high-end sales saw significant growth, with 11.04% of homes selling for over $1 million in December, up from 9.07% last year.
