National real estate firm pays $2.28M for Stewartville Dollar Tree building

Agree Realty buys 10,000‑sq‑ft Stewartville building for $2.28M; Dollar Tree leases it.

n Sept. 12, 2025, Michigan‑based Agree Realty bought the 10,000‑sq‑ft retail center at 2004 Second Ave. NE, Stewartville, for $2.28 million. The building, erected in 2024, was sold by KC DT 111 LLC of Kansas City, Missouri, and is currently leased by Dollar Tree.

    Agree Realty, a national REIT with properties in all 50 states, now adds this Stewartville location to its Minnesota portfolio, which already includes NAPA Auto Parts sites in Lake City, Austin, Blooming Prairie and Waseca, as well as a Goodyear tire shop in Winona. Olmsted County appraises the property at about $1.38 million for 2025‑2026.

    For comparison, the Family Dollar store at 204 N. Main St.—a former Boyum Foods building over 60 years old—sold for $850,000 in 2023. Both Dollar Tree and Family Dollar lease Stewartville sites; Family Dollar was previously owned by Dollar Tree before its recent sale to new owners for more than $1 billion.
