augel DeStefano Architects, a New England-based architectural firm, is nearing completion of the final phase of Bluestar Business Park in Norton, MA. Developed by Condyne Capital Partners and built by Polar Design Build, this state-of-the-art industrial mixed-use development will be one of the largest master-planned parks in New England.
Once fully built out by 2025, the park will span seven buildings across 190 acres, offering a range of industrial, flex, and retail spaces. The project features modern high-bay fulfillment centers catering to the e-commerce market. "Condyne Capital Partners and Polar Design Build have been outstanding partners," said Mike Kunz, owner and principal of Maugel DeStefano Architects. "This development has been designed with flexibility, efficiency, and sustainability in mind."
The project began in 2018 with a plan for 11 buildings, but was revised to focus on seven buildings that prioritize adaptable space planning. Each building supports various industrial and distribution uses, with high-bay ceilings, flexible divisions of space, and modern access points.
Phase I has already been completed, featuring base building and tenant fit-outs designed by Maugel DeStefano Architects for major tenants like Wayfair, Pitney Bowes, and Yale Appliance. Phase II is currently underway and expected to reach completion by the end of 2025, introducing additional warehouse, distribution, and flex spaces to meet the region's growing demand for high-quality industrial facilities.
