s Christmas approaches, many of us look forward to spending quality time with loved ones and enjoying festive traditions. I'd like to wish you and your families a Merry Christmas and a happy new year filled with health, happiness, and prosperity.

    With the end of the year near, let's take a look at some recent numbers from the New Hampshire Association of Realtors and PrimeMLS as of November 30. Single-family home sales have increased by 3.5% year-to-date to 11,076 closed sales, with a median sales price of $515,000 (up 9.6%) and an 11.7% increase in sales volume. The average days on the market rose from 26 to 27 days, while inventory remains at a 1.9-month supply.

    Condo sales also saw growth, with 3,707 closed sales (a 3.8% increase) and a median price of $412,003 (up 7.1%). The average days on the market increased from 27 to 31 days, and inventory remains at a 1.9-month supply.

    Compared to last year, single-family home sales decreased by 16.8%, but were up 3.5% over 2022. Condo sales saw a decrease of 13.4%. The median sales price for single-family homes increased by 16.8% from $441,000 in 2022 to $515,000 in 2024, while condo prices rose by 20.3%.

    In Belknap County, single-family sales were up 7.1%, but down 17.1% in November. The median sales price was $514,000 (up 14.5%). Condo unit sales decreased by 21.1%, and the median sales price dropped to $381,500.

    In Carroll County, closed single-family unit sales increased by 10.2%, while condo unit sales remained steady. The median sales price for condos fell to $414,000.

    New Hampshire's real estate market has been impacted by national attention, with favorable accolades and rankings contributing to the state's growing popularity. Kiplinger Finance ranked New Hampshire as the No. 1 best state to relocate to in 2024, citing its safety, quality of living, healthcare, schools, job openings, average home price, rate of violent crimes, and average salaries.

    As we head into the new year, it's clear that New Hampshire's popularity continues to grow, driven by its natural beauty, recreational opportunities, and desirable lifestyle.
