panning 23 acres, the estate set a new record in Wall Township by closing at $6 million, the highest price ever paid there. Listing agent Sal Ventre of REAL Brokerage called it a “residential resort.” The 22,000‑square‑foot home contains roughly 65 rooms: ten bedrooms, 13 full and four half bathrooms, a barber shop, a nightclub, a 2,000‑sq‑ft living room, an indoor pool, a sauna, a massage room, a gym, and a lower‑level nightclub. Outdoor amenities include a pool, a 1,500‑sq‑ft pool house, a 14‑stall horse barn, and a four‑hole golf course. Each of the two four‑car garages houses a two‑bedroom, two‑bathroom apartment above.
Because of its uniqueness, pricing was challenging. The home first listed in July 2022 for $12.999 million, then dropped five times over more than three years, ultimately selling for $6.999 million. With few comparable properties—only a handful on the Navesink River in Rumson and Middletown—Ventre relied on social media and a YouTube tour to attract buyers. The eventual purchaser, a Ghanaian businessman, intends to use the estate as a vacation retreat and venue for entertaining associates.
Jon Biondo and his partners bought the property in 2018 when it was in disrepair: a bank‑owned, utility‑off, partially flooded 1980s structure with dated décor. They spent three years renovating and then lived there for four years. The maintenance demands proved overwhelming—constant repairs, dust control, and the impracticality of traveling from one end of the house to the other for simple tasks. Many of the extravagant features, such as the racquetball court, were rarely used, leading the owners to conclude that the scale of the home was unnecessary.
The Biondos have since relocated to Asbury Park, where they are converting a funeral home into a residence roughly one‑third the size of their former estate. “Bigger isn’t always better,” Biondo notes; a smaller, more manageable space allows for regular use.
