he Republic, a 48-floor office building under construction in downtown Austin, has reached 50% pre-leasing with the addition of Pillsbury Winthrop Shaw Pittman. The law firm will occupy 28,000 square feet on the 32nd floor, bringing its total pre-leased space to half of the building's capacity.
Developed by Lincoln Property Company, Phoenix Property Company, and DivcoWest, The Republic is set to become Austin's tallest office building at 800,000 square feet. Designed by Duda Paine Architects, it will feature a range of amenities on its 19th floor, including a fitness center, spin room, and club room with lounge and bar.
Pillsbury joins fellow tenants Kirkland & Ellis, O'Melveny & Myers, and Vista Equity Partners in The Republic. The law firm's move is part of the "flight to quality" trend, where companies are opting for newer, high-end offices over older properties.
Austin's office market has seen a surge in development, with over 2 million square feet delivered between April and July. This has led to a record vacancy rate of 25.2%, as companies prioritize top-tier amenities and modern spaces. The Republic is expected to top out in January and open next summer.
