major redevelopment project is underway at Halliburton's former campus in Westchase, Houston. Johnson Development Services, an affiliate of Michael Smith's Johnson Development, has cleared a 50-acre site at 10200 Bellaire Boulevard, paving the way for Park Eight Place, a large mixed-use district combining office space, retail, multifamily units, and parks. This walkable community will feature a "creative hub" with amenities that embody health, convenience, and Houston's urban character.
The project, designed by Gensler and TBG Partners, will connect to the 200-acre Arthur Storey Park and Brays Bayou trail system. A unique highlight is a "sunken garden" surrounding the development's detention pond. Johnson Development acquired the Halliburton site in 2018 through a collaboration with an independent investment group led by Lee Wong. The project also incorporates 20 additional acres purchased from Tailored Brands.
Park Eight Place is expected to bring $1 billion in taxable value to the area, benefiting from a tax reimbursement agreement for up to $23 million of development costs. This marks Johnson Development's first standalone mixed-use venture, following its expertise in master-planned communities. The project's first phase will begin in January with infrastructure and road construction, followed by apartment buildings and an office structure.
