new mixed-use development is underway in the South Congress area, where Endeavor and Related Companies are also planning major projects. Garwald Company has submitted plans to build two high-rises on a 4-acre site at 200 East Riverside Drive, comprising 1.38 million square feet of office space and 29,000 square feet of retail. The project would replace a vacant office building constructed in 1970 and owned by the Giles family since 1973.
The development's scope is still being determined, with possibilities including up to four buildings and potential residential or hotel components. Light rail plans for the area will influence its final approach, according to Richard Suttle, an attorney representing Garwald Company. The project joins other high-profile developments in the area, including Related Companies' multi-tower project and Endeavor's redevelopment of the former Austin American-Statesman property.
Garwald is seeking rezoning for the land, with a completion date expected by 2026 if approved. This new development adds to the growing list of projects transforming the South Congress area just south of downtown and the Colorado River.
