New York City high-end sales surge in September

Co-op steals spotlight in Manhattan luxury market with high-end sales.

he Manhattan luxury market saw a condo craze last week, with 21 contracts over $4 million, outpacing four co-op deals and two townhouse signings from Sept. 16 to Sept. 22, according to Olshan Realty data. This surge brings the total number of luxury contracts signed in Manhattan this month to 96, nearly doubling last September's output with a week still left.

    The top contract was for Unit 12 in 960 Fifth Avenue, which went into contract for $60 million, a discount from its original $70 million asking price. The Rosario Candela-designed unit boasts eight bedrooms and seven bathrooms, as well as stunning Central Park views. The seller is the estate of oil heiress Anne Hendricks Bass.

    A co-op in The Surrey Residences at 20 East 76th Street took second place with a contract for $28 million. This six-bedroom, six-bathroom apartment was one of the first to be sold in the building, which launched sales this fall and features private members' club Casa Tua among its amenities.

    The 27 contracts combined for a total dollar volume of $276 million, with a median asking price of $6.5 million and an average asking price of $10.2 million. Units spent an average of 573 days on the market before selling.
