he Irvine Company plans to transform a significant portion of MacArthur Court in Newport Beach into residential units. The developer has filed preliminary plans to convert 107,000 square feet of offices at the site into apartments, while also building two new apartment buildings on adjacent land. The existing office complex, which spans 600,000 square feet across two towers and three low-rise buildings, will retain about 600,000 square feet after the conversion.
The proposed project would add a total of 700 units to MacArthur Court, with the number of affordable units not yet disclosed. To accommodate the new residential spaces, the Irvine Company plans to redevelop a parking lot into two five-story apartment buildings surrounding a six-level parking garage. The development will also include a lawn and recreational amenity areas between the new apartments and the preserved offices.
The project is part of Newport Beach's effort to meet its state-mandated goal of building 4,845 homes by 2029, with 2,386 units designated for very low-income and low-income households. The city has rezoned the area near John Wayne Airport for nearly 2,600 homes, including the MacArthur Court project.
