Hudson County records reveal a $133M mortgage on a 417‑unit property was settled this week.

LL Capital Markets brokered the sale of The Morgan at Provost Square, a 38‑story, 417‑unit luxury tower on Jersey City’s waterfront.

    Boston‑based Rockpoint bought the building at 160 Morgan Street for an undisclosed price, the largest multifamily deal in New Jersey this year, announced on October 15.

    A $133 million mortgage on the property was paid off this week, though that does not indicate the sale price.

    Constructed in 2016, the high‑rise covers 365,361 rentable square feet and sits above 97 % occupancy.

    Units range from studios to three‑bedrooms, with penthouses on the top two floors.

    The complex also includes about 12,700 square feet of retail and a seven‑story parking garage with 372 covered spaces.

    JLL represented the seller in the joint venture that includes Toll Brothers Apartment Living and arranged financing for the new owner.
