Opal Holdings Faces Vacancy in Distressed Property

Fortune Brands Innovations to Relocate HQ, Leaving Significant Vacancy at Deerfield Office Campus.

F
ortune Brands Innovations, a home and security company, is relocating its headquarters from the 697,000-square-foot Corporate 500 complex in Deerfield to the former Horizon Therapeutics campus. This move will leave Prager's office campus with a significant vacancy, as Fortune Brands was one of its largest tenants. The company plans to consolidate several U.S. offices into the new location and create 400 new jobs in Deerfield by 2027, increasing its workforce from 183 to 583.

As part of an agreement under Illinois' EDGE program, Fortune Brands will receive income tax incentives for qualifying hires over the next 15 years. The company's departure comes at a challenging time for suburban office landlords, who are grappling with rising vacancies. Prager's is also dealing with financial and legal issues related to its $2 billion nationwide office buying spree during the pandemic.

The Corporate 500 complex, once home to Caterpillar, faces an uncertain future with few large-scale tenants to replace Fortune Brands. The move highlights the struggles of suburban Chicago's office market, where vacancy rates are proliferating.
