Peak Home Selling Season Approaches Faster Than You Think

Selling during the prime listing window yields higher earnings in less time than an average week.

he housing market is about to heat up, and for home sellers, that means it's almost time to list. According to a Realtor.com study analyzing six years of data, the week of April 13-19 stands out as the best time to put your house on the market.

    This mid-April timeframe offers a winning combination: peak seasonal pricing, increased buyer demand, and lower listing competition. As a result, sellers can expect higher prices and faster sales. In fact, homes listed during this period historically reach $4,800 more than average listings, with 6.7% higher prices compared to the start of the year.

    The study found that homes listed between April 13-19 receive 17.7% more views and sell nine days faster than usual. With fewer sellers entering the market (13.2% less), homes have a better chance to stand out. Additionally, national housing inventories are still down 24.8% from pre-pandemic levels, giving spring sellers an advantage.

    While spring is ideal for sellers, buyers may find better deals in the fall. Realtor.com previously identified early October (Sept. 29-Oct. 5) as a prime time for buyers to snag the best prices, as demand wanes with families returning to school and busy schedules.
