PG, a private equity powerhouse, has leased eight high floors in Tishman Speyer's Spiral building at Hudson Yards. The deal covers 301,276 square feet, making it the second-largest lease of October after Bloomberg's expansion at 919 Third Ave.
The move marks a modest 20,000 square-foot expansion for TPG, which will relocate from 888 Seventh Ave. and 245 Park Ave. The Spiral building is now 94% leased to prominent tenants including Pfizer, HSBC, and Google Maps.
TPG partner Anilu Vazquez-Ubarri said New York has become the largest location in their global office network, surpassing San Francisco, Fort Worth, Chicago, and Washington, DC. She emphasized that combining their New York footprint into a single state-of-the-art space is crucial to their real estate strategy.
Hudson Yards has emerged as a prime hub for corporate growth in Midtown, with TPG joining other leading businesses in the area. The deal comes on the heels of Tishman Speyer's $3.5 billion refinancing of Rockefeller Center, a significant milestone for the company.
CEO Rob Speyer stated that his company designed the Spiral to attract top companies from various industries, and this lease is a testament to their success.
